Do You Need a Lawyer for a Rental Dispute in Dubai?
The Rental Disputes Centre does not require legal representation. For a great many cases what decides the outcome is not advocacy — it is whether your file is complete, correctly categorised and in Arabic. Here is how to tell which situation you are in.
Direct answer
No, you are not required to have a lawyer. The RDC does not require legal representation, and most straightforward rental cases are filed without one. What the Centre does require is a complete file in Arabic, filed under the correct case type, with a properly served Notice where one is needed.
A lawyer becomes genuinely valuable when the dispute turns on legal argument rather than documents — a contested eviction, a large compensation claim, a contractual clause whose validity is in issue, or an appeal. Those are advocacy problems, and we are not an advocacy firm.

When you probably do not need a lawyer
Deposit not returned
A documents case. Photographs, hand-over proof, invoices and the RDC's Payment Writ route decide it.
Rent increase above the cap
Arithmetic against the index plus the 90-day notice question. The evidence is the argument.
Straightforward unpaid rent
Notice, thirty days, filing. The facts are rarely in dispute.
Ejari registration refused
Procedural. Prove the leasehold relationship and compel registration.
Utilities cut off
Police report under Article 34, then the claim. Speed and documentation matter more than argument.
Settling through conciliation
Fifteen days, and half the court fee returned. Negotiation, not litigation.

What actually decides most RDC cases

The right case type
The Centre offers more than twenty distinct services. Filing a Payment Writ when you needed a First Instance claim, or a dispute when you needed an urgent petition, costs weeks.

A valid Notice
A Notice means written notification through a Notary Public or by registered mail. Email and WhatsApp are evidence, not Notices — and an invalid Notice can end an otherwise sound eviction case.

A complete file, in Arabic
All documents must be in Arabic or legally translated. This is the single most common reason a self-filed case stalls.

Paying rent throughout
Article 31 requires it. Withholding rent converts a claimant into a defendant faster than any legal argument.

Can I use both?
Yes, and it is common. The lawyer handles strategy and advocacy; we handle the document bundle, the certified translation and the filing mechanics.
Does the RDC give legal advice?
No. The Centre states expressly that it does not provide legal advice. It does offer a Smart Judge guidance service with 100 interactive rental-case scenarios.
How much does filing cost without a lawyer?
The RDC fee is 3.5% of the annual rent, minimum AED 500 and maximum AED 20,000, plus AED 100 process service, AED 10 knowledge and AED 10 innovation fees, and AED 25 if a power of attorney is registered. Trustee centres add AED 130 plus VAT.
