Executing a Rental Judgment in Dubai
Winning is the middle of the process, not the end. The Centre's execution department is what converts a piece of paper into money in your account or an empty property in your hands.
Direct answer
An execution file opens fifteen days after the judgment is issued in your presence, or after the debtor is notified where it was issued in absentia. Eviction execution costs 1% of the annual rent capped at AED 5,000; executing a monetary claim carries no fee. An execution file can also be opened on the basis of a conciliation agreement, not only a judgment.
The tools available
Precautionary attachment
Seizure over the debtor's funds or movables. Confirming an attachment costs AED 500.
Travel ban
Submitted as an electronic request within the execution file, with its fee.
Arrest warrant
Another e-request in the execution file where its conditions are met.
Instalments & grace
The system supports electronic payment schedules and grace-period requests, decided by the judge.
Physical eviction
Recovery of the property, with an extension of the eviction date available electronically.
Movables
In an execution file, "transfers" means the furniture, possessions and items found in the rented premises.
Jointly owned property
Opening an execution file over jointly owned real property requires notifying the owner through the Mollak system for thirty days first.
How it runs

Obtain the judgment and the writ
A copy of the judgment is dispatched automatically to the registered email, and the execution stamp is extracted electronically through the system.

Open the file
Fifteen days after judgment or notification. E-requests become available seven days after the debtor is served with notice.

Choose the right tool
Attachment, travel ban, arrest warrant, instalments or eviction — depending on the judgment and the debtor's conduct.

Track the deposits
Amounts paid in are visible in the Deposits section of your account, and the trust report lists claim numbers by period.
Parties cannot be added at execution
The Centre states that new parties cannot be added during the execution phase. During the case itself a party can be joined for AED 500 — which is why the parties must be right from the outset.
A judgment alone recovers nothing

What does execution cost?
Eviction execution is 1% of the annual rent, capped at AED 5,000, plus AED 100 process service, AED 25 power of attorney and AED 10 each for knowledge and innovation; e-requests are AED 20 each. Executing a monetary claim carries no fee.
Can I execute on a conciliation agreement?
Yes. An execution file can be opened on the basis of a conciliation or dispute agreement where one exists.
The debtor offers to pay in instalments.
Submit an instalment request electronically with the fee; the judge then decides. The system also supports scheduling and partial payments online.
Can I extend the eviction date?
Yes — the request is submitted electronically through the system to the Eviction Section.
How do I see what has been paid to me?
From the Reports section of your account, using the trust report and selecting the period.
Can I object to a decision in the execution file?
Yes. A grievance is submitted electronically from within the execution file with its fee, by either the execution claimant or the debtor.
